Situated on the third floor of a residential building in Kifisia, this apartment’s renovation, aimed to create a warm, functional, and aesthetically pleasing space that reflected contemporary urban living. The architectural approach was based on highlighting the unique colors and materials of the owner’s existing decorative objects, combined with the modern aesthetic and clean lines of the new constructions designed by our studio.

Core of the design was the connection between the existing spaces. Living and dining areas were unified through the use of similar wall color tones, while the use of wooden constructions and timeless decorative elements added warmth and character to the apartment. The living room was designed in such tones and textures, that blended modern eclectic elements with Asian influences, ultimately creating a nostalgic journey through time. Owner’s specific personal objects were incorporated into the new design, showcasing the dialogue between the old and the new. These two areas were separated by a sliding glass door, offering transparency and visual continuity between them.

The kitchen served as a prime example of contemporary design, featuring bold combinations of materials and textures that came together to form a harmonious result. Smooth surfaces, curved corners, wood and marble finishes contributed to a minimalist, contemporary style, characterized by clean and functional aesthetics. The detailed lighting design, along with specific design choices and material selections, contributed to a balanced and atmospheric environment.

The bedroom’s design aimed to create a retreat, a space for relaxation. The striking marble-like headboard introduced a sculptural quality to the room, while the use of dark tones on surfaces and fabrics, alongside materials such as dark wood and green marble, created an atmospheric environment, evoking a sense of luxury. The floating marble table, round mirror, and wooden wardrobe all contributed to the overall aesthetic balance.

This renovation highlights the value of contemporary design combined with a personal approach to it. The spaces are shaped through innovative solutions to serve the practical needs of everyday’ s modern life, while also offering a renewed aesthetic experience for the owner, ultimately delivering an enhanced quality of life.

Core 10 is a complex of three luxurious apartments. Its design aims to blend contemporary aesthetics with the building’s functionality, achieved through a volumetric composition of modern materials. This four-story complex is located in a prime area of Alimos. Although it is just a stone’s throw from major road arteries in the southern suburbs, its unique location provides residents with the tranquility of a purely residential area.

Core 10 stands out due to its distinctive design, which exudes a dynamic presence. The structure is conceived as a deconstructed cube, with its shell unfolding to house the upper level while exposing its metal framework. Simultaneously, it is “penetrated” by corten steel volumes and the striking mass of a suspended glass pool. The eastern orientation of the plot, along the avenue, was a key factor in the placement of the apartments and the direction of their open spaces. The floor plans are designed to make the three apartments both functional and spatially independent.

More specifically, the ground-floor apartment spans three levels and is inward-facing, opening onto the rear of the plot to provide a heightened sense of privacy and serenity, directly connected to the surrounding environment. The expansive outdoor areas serve as extensions of the living spaces in all apartments, as the large openings visually and experientially extend the interiors, effectively enhancing their perceived size.

The VIP Boxes at the Panathinaikos basketball court at OAKA are private areas designed for watching games, events, as well as holding meetings. These suites are fully equipped with various amenities and facilities, offering exclusive access to special services and areas of the court. The total sixteen VIP Boxes are placed around the stadium’s perimeter, ensuring full visibility and direct contact with it, while maintaining the desired privacy. There are three types of VIP Boxes, which are differentiated according to their area and capacity, i.e., the number of people they can accommodate: type A for eight people, type B for ten people and type C for twelve people. Their interior space includes a wardrobe, W.C., buffet area and kitchenette with a small sink and mini bar, built-in a structure with pocket doors. These Boxes are equipped with state-of-the-art video and audio systems for the entertainment of the guests and the reproduction of each match’s or events’ highlights. In terms of furnishing, the spaces feature a modern seating area with a leather sofa set in the core of the space, as well as a marble and leather coffee table, which also serves as additional seating. Furthermore, there is bench bar additional stool seating facing the view of the court. The view is secured through a vertical retractable glass facade, which separates and unifies the interior and exterior both at the same time, creating a sense of continuity towards the stadium. The exterior features seats with full visibility towards the stadium, in a defined perimeter area that ensures privacy from the rest of the stands. The interior is finished in luxurious materials such as marble and wood, and decorated with elements that refer to the Panathinaikos BC brand, such as the green color on the walls and surfaces, as well as basketball memorabilia.

An eight-story complex of five luxury apartments, located  in the center of Athens, in a prime location of Kerameikos, close to major roads and points of interest. The view from the highest apartments towards the Acropolis in the east of the site played a crucial role in the layout of the complex, offering residents a unique view towards the center of ancient Athens’ cultural hub.

The “Stack” stands out due to its unique design, exuding a strong sense of dynamism. The building’s simple, clean lines harmonize with the urban environment as features of a modern urban residential design approach. The design principles led to a modern architectural composition of simple and clean volumes, creating a unified industrial-themed ensemble influenced by the area’s most significant landmark, the Industrial Gas Museum. The distinct frames within which the apartments are developed include open-plan living spaces in combination with large glass surfaces to exploit natural lighting and ventilation. The large exterior spaces are an extension of all apartment living areas, as the large openings visually and experientially extend their interiors, increasing their perceived area.

The planted roof responds to modern bioclimatic conditions, environmental, and energy requirements. As horizontal green development margins in the area are limited, vertical extension seems to be the appropriate solution to the lack of greenery. The urban environment is enhanced, achieving an aesthetic optimization of the finishes and skyline. The rooftop is transformed into a garden and ecological habitat.

Τhe design aims to blend the aesthetics of the Northern suburbs of Athens with the functionality and luxury of high-end residences, maximizing the plot’s orientation and views. This four-story complex is located approximately two kilometres from the centre of Kifisia, one of the most important luxury commercial hubs in Attica. The “Estate of Mind,” due to its unique location, offers its residents the tranquility of a purely residential development.

Its distinctive design, with a clean-cut white volume floating over a rigid marble finished base dominates the plot, while the wide surrounding views create the appropriate privacy for the residents towards the street level. The dense vegetation on the plot’s south-eastern boundary influenced significantly the design of introverted residences. Additionally, all three residences have spacious outdoor covered areas, as an extension of their respective interiors, where tenants can enjoy almost every season of the year.

Taking advantage of both the plot’s corner location and the complex’s orientation as well, all three residences enjoy spacious views. The large outdoor spaces are a continuation of the interior living areas, as the large openings extend their interiors visually and experientially, virtually increasing their area and offering the possibility of direct contact with the natural environment. Simultaneously, the residences’ design contributes to providing absolute privacy for the tenants where required.

“The Stanley Suites” refers to the renovation of three rooms of ‘The Stanley Hotel”, a 4* city hotel in the center of Athens. The project implemented the creation of three suites, serving the high demands and expectations of the modern tourist. Our main design intent was to create unified spaces, translucence being the main element, while achieving functional and aesthetic flow. The materials used balanced in a game of textures and colors, offering the required sense of luxury that befits a modern city hotel in Athens.

Having as spatial boundaries the hotel’s existing adjacent rooms as well as the structural and HVAC grid, we sought to apply as much as possible the idea of an open floor plan to these specific rooms. Two of the three suites operate completely autonomously and are identical in layout and design. They consist of a single space with successive zones of a bar, bedroom and living room, while they are separated from the open bathroom space by the headboard’s structure, through elements of translucency and opacity. The third suite is essentially a two-bedroom suite with the possibility of an internal connection, consisting also of a sitting area, which is separated from the bedroom through a sliding partition of fluted glass. Inside the bedroom, an impressive headboard separates the sleeping area from that of the dressing area. The bathroom, respectively, is functionally isolated from the bedroom, through a composition of translucent and opaque elements.. Very important was also the choice of fluted glass, as a semi-transparent element, offering the sense of visual continuity and connection of spaces, however, distorting the forms depending on their proximity to it, making it ideal for separating individual spaces and especially the bathrooms, where privacy is essential. Concluding, k-division’s proposal aimed at the creation of a theatrical setting, presenting a scenographic environment that enhances the visitor’s experience, stimulating his senses through a combination of textures, colors and light.

In an existing building, we were assigned to design an apartment, in order to accommodate the needs of a single person. Based on his particular aesthetics, our design aims at a raw approach of luxury, inducing the feeling of shelter living. The apartment consists of an integrated living, dining and kitchen area, a guest room and a master bedroom with its en suite bathroom

Entering the apartment, the stone wall’s texture creates a sense of a protective feeling through the atmosphere, while a metal construction separates the living room area from the hall. The complexity of the construction with voids and fills creates an interesting view between the living room and the green wall. As one goes further inside towards the rooms, the sense of being in a cave is enhanced, both with the use of stone walls and metal honeycomb ceiling as well.

The intense dark colors, the rough surfaces of the stone walls, the textured walls and metal details complete the whole design and render it unique.

On the entrance’s left, the dining area is located, while on the right one can find the kitchen area, which can be isolated with sliding glass door panels. The living room area is separated from the entrance and dining area with an impressive arch-shaped synthesis. A modular setup on the living room’s center, aims to create two sitting areas, the relaxing one, with the fireplace and TV, and the social area placed across, designed to accommodate social gatherings.

With finest examples of modern design pieces in furniture and lighting and an interplay of colors and textures, this family apartment manages to hover between polished sophistication and retro pop modernity.

Terra Cotta All Suite Hotel is our proposal for the transformation of an existing building into a luxury 4 * hotel, consisting of 17 suites, on the beach of Pigadia in Karpathos. Morphologically, the building has been designed to acquire a special character, exuding a modern aesthetic, implementing elements of the local traditional fortification architecture in its individual architectural vocabulary.

Inspired by elements used in Karpathos’ traditional architecture as well as its influences from both Asia and Crete, the use of exposed brick was implemented on the main West facade in a zigzag lined panel, as a reference to the traditional villages’ fortified architecture of the island. This intervention on the facade aimed on maintaining the unobstructed sea view – an element of utmost importance for a seasonal hotel – while providing privacy between the rooms.

The common areas of the hotel were designed from scratch with the goal of both functional and aesthetic upgrade. Special emphasis was given to the reception and entrance area. Thus, with the use of a large canopy, its location was highlighted, while offering the corresponding shading in the living areas.

The rooms were designed using as inspiration the elements of the rich decoration of the Karpathian house, where the predominant materials were the carved wooden constructions in the sofas (wooden lofts), the embroidery and textiles with the exquisite folk art motifs, the colourful porcelain dishes and the “mastrapades” (copper drink-serving utensils). In terms of colour, intense earthy but bright shades of russet and beige were chosen, while the choice of Venetian terrazzo in a modern rendering, is in direct reference to the history and influences of the island.

The peculiarities of the plot, featuring small width and big depth, the functional requirements of the owners as well as relatively indifferent view to the street determined the basic design factors of this residential complex. An “introverted” building was thus designed, with the interior spaces having the best possible contact with the respective outdoor areas of the complex with the help of a smooth transition through semi-outdoor areas. The building as a whole is arranged in a “P” shape, at the core of which is the main pool, as a reference point of the whole synthesis, being at the same time a meeting point of the complex’s tenants.

Due to the building’s large volume, an attempt was made to split this vast mass both by the method of abstraction and with the combination of different materials as well, achieving the desired micro-scale and integration of the building with its surrounding environment. Thus, while towards the street a second skin acts as a building’s filter, towards the pool the building opens through large sliding doors, unifying the interior with the exterior.

The façade’s white plaster colour is combined with the cladding of beige sandstone marble slabs, while the use of wood in pergolas, vertical blinds, the property’s boundary wall as well as the indoor and outdoor floors is also evident.

The peculiarities of the plot, featuring small width and big depth, the functional requirements of the owners as well as relatively indifferent view to the street determined the basic design factors of this residential complex. An “introverted” building was thus designed, with the interior spaces having the best possible contact with the respective outdoor areas of the complex with the help of a smooth transition through semi-outdoor areas.
