SEASIDE RESIDENCE / AGIOS KONSTANTINOS

This villa, built in 1978, is located on the beachfront of Loggos, a quiet village in Fthiotida between Agios Konstantinos and Arkitsa. Our office was assinged its redesign, aiming to transform it into a modern three-level vacation villa with a total area of 215.00 sq.m, while taking into account the landscape and its unique seaside location.

During the reconstruction, the exterior was radically modified to take advantage of the unobstructed view, while internal structural interventions were also carried out, aiming at the building’s optimal functionality. The new architectural approach was based on bold geometry and clean lines. The asymmetrical gabled roof was converted into a single-pitched one through a dynamic gesture, as the bold linear interventions gave the building a contemporary, iconic character. Through its large openings on the front façade, it opens up to the water of both the sea and the swimming pool, allowing all of the villa’s spaces to have a continuous and unobstructed view.

The three-level composition communicates via an internal staircase, connecting the two upper levels with the lower, a connection that was previously done via an external one. The residence has a total of four bedrooms, three bathrooms, a gym, auxiliary spaces, and a large outdoor area with a swimming pool. The main living areas on the ground floor are integrated with the outdoor space through large openings, enhancing the fluidity and visual continuity between the interior and exterior. The swimming pool and outdoor seating areas are organically integrated into the courtyard, leaving extensive planting areas, while a basketball court is discreetly incorporated, without disrupting the overall composition.

White plaster was chosen for the reflections and shadows created by the Greek summer sun, through an interplay of void and solid, but also for the purity of the strong linear elements of the overall architectural design. The above, in combination with the green component of the planting, creates an interplay of contrasts, intensifying the vacation character of the residence. The extensive landscape design surrounds the building with naturalness discretion, while the lighting design highlights the architectural lines and materials, which, in combination with the aquatic environment, transform the house into a local landmark.
